Process & timeline
How long does the application take?
The initial deal summary is a short set of questions about the property, value, debt, and request. You can save and resume from any device, and add documents as your deal advances.
What does Ascend look at first?
Four things: the property, the equity, the exit strategy, and borrower credibility. Everything else is supporting documentation.
What makes a strong file?
A clear collateral story, real equity after existing debt, and a credible exit on a defined timeline. Borrowers who come prepared — with current statements, payoff figures, and entity documents — keep their files moving.
Can I invite a guarantor or co-borrower?
Yes. You can invite guarantors or co-borrowers to complete only their section securely.
Terms & eligibility
What loan sizes and terms do you offer?
Bridge loans are generally short term — commonly in the range of 6 to 24 months, secured in first or second position against real estate. Indicative sizes range from $100K to $5M and above. Actual size, rate, and term are determined by underwriting and confirmed in a written term sheet.
Are you a direct lender or a broker?
We are a direct lender. You work with the team that underwrites and funds the loan, which means fewer hand-offs and clearer, more direct answers.
Do you work with foreign nationals?
Yes. We work with foreign nationals who hold U.S. real estate assets, subject to identity verification and applicable compliance requirements.
Who can borrow?
Business owners, real estate investors, and other qualified borrowers — including CRE owners, developers, entrepreneurs, and foreign nationals with U.S. real estate. Qualification is based on the deal: the property, the equity after existing debt, and a credible exit.
Do you guarantee approval or a rate?
No. We do not make guarantees about approval, rates, or timelines. Qualified borrowers may receive preliminary terms after review, subject to underwriting.
Security & AI
Is my information secure?
Yes. Uploads are private and encrypted, access is role-based, and sensitive identifiers like SSN/TIN are encrypted at the field level and masked in the interface.
Does AI make the lending decision?
No. AI reads documents to reduce re-entry and surface review items. A human underwriter always makes the credit decision.
